1. Platform Purpose and Role

11acre.ai is an online platform designed to facilitate property listings, discovery, and connections between users, property owners, buyers, sellers, landlords, tenants, and service providers. The platform primarily provides a digital medium for listing, displaying, and sharing information submitted by users and third parties. 11acre.ai does not automatically become a party to any transaction merely because it enables users to discover or communicate with each other.

2. Verification and User Due Diligence

11acre.ai may conduct reasonable verification, screening, moderation, or review of listings, users, and service providers. However, such verification is not a guarantee that any property, document, owner, or service provider is completely genuine, legally compliant, or suitable. Users are strongly advised to independently verify all information before making any decision, payment, or commitment.

3. Listings and Information Accuracy

Property listings, photographs, prices, measurements, locations, documents, profiles, ratings, and availability may be provided by users or third parties and may change over time. 11acre.ai does not guarantee that every piece of information is complete, current, or error-free. Users must independently confirm material information before relying on it.

4. Property Purchase, Sale, Rental, and Lease

Before purchasing, selling, renting, leasing, or investing in any property found through 11acre.ai, users must independently verify the property and all relevant parties. This includes physical inspection, verification of ownership, title documents, legal authority, encumbrances, taxes, and other legally relevant matters. Users should obtain independent legal, technical, and financial advice when appropriate.

5. Legality, Ownership, and Property Condition

11acre.ai does not guarantee that a listed property is legal, authorised, free from disputes, safe, or compliant with all applicable laws. Users are solely responsible for determining whether a property is legally and practically suitable before entering into any transaction. No commitment should be made solely because a property is displayed or verified on the platform.

6. Identity Verification and Documents

Users should independently verify the identity and authority of parties they intend to transact with. This may include reviewing government-issued identification and ownership documents. Users should personally compare documents with originals or obtain professional verification before proceeding.

7. Service Providers and Premises Access

11acre.ai may help users discover service providers, but does not guarantee their credentials or suitability. Users should independently verify service providers' identity, qualifications, pricing, and references. When inviting service providers into private premises, users do so at their own discretion and should take reasonable precautions including securing valuables and supervising access.

8. Theft, Loss, Damage, and Personal Incidents

To the maximum extent permitted by law, 11acre.ai is not responsible for theft, loss, property damage, injury, misconduct, fraud, or other incidents involving independent users or service providers. Users should exercise reasonable caution and contact authorities if they experience unlawful conduct.

9. Rental and Tenant Due Diligence

Landlords should independently verify prospective tenants before handing over possession, including obtaining identification and references. Tenants should verify the landlord's identity, property ownership, and rental terms. 11acre.ai does not guarantee the future conduct, payment performance, or reliability of any landlord or tenant.

10. Transactions, Payments, and Agreements

Any financial transaction between users or third parties is made at the parties' own discretion and subject to their own verification. Users should avoid making payments solely based on online listings and should use written agreements and legally valid documentation where required.

11. Third-Party Conduct and Disputes

11acre.ai is not a party to private agreements between users and third parties unless expressly stated. The platform does not control the conduct of independent third parties. Disputes between users, property owners, or service providers should be addressed directly between the concerned parties in accordance with applicable law.

12. No Blind Reliance on Platform Information

Users should not rely blindly on photographs, videos, ratings, reviews, profiles, verification indicators, or descriptions on 11acre.ai. Even where verification has been performed, users are encouraged to conduct their own re-verification, especially for ownership, identity, legality, location, and pricing.

13. User Accounts and Responsibilities

Users must maintain the confidentiality of their account credentials and are responsible for all activities under their account. Users must provide accurate information during registration and keep it updated. Accounts found to be in violation of these terms may be suspended or terminated without notice.

14. Limitation of Liability

To the maximum extent permitted by applicable law, 11acre.ai, its owners, operators, employees, and affiliates shall not be liable for any direct, indirect, incidental, consequential, special, or other loss arising from third-party listings, transactions, user conduct, or platform use. Nothing in these terms excludes liability that cannot lawfully be excluded.

15. Modifications, Governing Law, and Contact

These terms may be modified at any time. Continued use of the platform constitutes acceptance of updated terms. These terms are governed by the laws of India, and disputes are subject to the jurisdiction of competent courts in Jabalpur, Madhya Pradesh. Governing Law: These terms are governed by Indian law. Jurisdiction: Courts in Jabalpur, Madhya Pradesh have exclusive jurisdiction. Severability: If any provision is found unenforceable, the remaining terms remain in effect.
